Address: 699 Rock Oak Road, Walnut Creek
List Price: $899,000
Sold Price: $850,000
Days on market: 5
Close of escrow: 2/26/16
This four bed, two and a half bath rancher in the Woodlands neighborhood of Walnut Creek lasted a whopping 5 days before being snatched up by an all cash buyer for more than $40,000 under the list price. Sure, it could stand a little updating, but this home is in an impeccable spot on Rock Oak Road, a quiet street the dead-ends at Lime Ridge Open Space. Homes in the Woodlands are selling well into the $900,000 range, making this one a great deal.

1500 Newell Ave, Walnut Creek
Last year we saw the progress of The Village condo/retail complex at the corner of S. Main St. and Newell Ave. in downtown Walnut Creek (where the White Building used to be) and now it’s called Agora at South Main and looks to be apartments rather than condominiums. Check out their floor plans here and apartment features and amenities here. Interestingly, some apartments will have private rooftop decks. As noted previously, this is the same complex where Starbucks will soon be opening, as well as California Pizza Kitchen.
For their website:
Agora at South Main offers life without compromise. Located in the bustling center of Walnut Creek, we pride ourselves on our spacious apartment homes with high-end finishes and thoughtful amenities. Agora at South Main is a contemporary mixed-use building, with 35,000 square feet of shopping and dining at the street level and luxurious apartment living above, complete with fitness center, large sundeck with pool and spa, clubhouse with double-sided fireplace and full kitchen, and more. Here, the fast-growing community is within reach, and your every need is thoughtfully addressed.

Sold Price: $660,000

This three bed, two bath town home in the Casitas de Moraga complex near Moraga Commons lasted four whole days before being snatched up by a cash buyer for $660,000, $11,000 more than the asking price. And yes, that’s still a great deal. Town homes were selling in the $725,000 range on the same street just six months ago. Plus, there are no rental restrictions here, which means a savvy investor can get great rent from young families looking to get into the Moraga School District.

3737 Valley Vista Rd, Walnut Creek
In September we learned that Valley Vista Tennis Club was slated to close by January and now word on the street is that they are being bought by Carondelet, an all-girls private Catholic high school in Concord which is currently doing due diligence. It looks like the plan is to tear out some tennis courts for a soccer/lacrosse field and possibly allow Valley Vista club members use of the courts during non-school hours.
Considering the club is not being sold to housing developers this looks like a positive development for members assuming they are allowed to use the courts, however, what will this mean for USTA players who are unable to use the overcrowded Heather Farm tennis courts?

Earlier this week we learned about a petition to save open space in Pleasant Hill; there is another protest taking place against development plans for 53 homes on 5 acres in the former Jewish Community Center location in Tice Valley, Walnut Creek. More information from ABC 7 News here. Check out the change.org petition here. There will be a city council meeting next Tuesday, December 15th in which this issue will probably be decided. Do you think 53 houses on 5 acres in a suburban neighborhood is too much?
From a Tice Valley resident:
The environmental impact report is highly flawed. It is based on many false assumptions and does not present a full, factual accounting of the impact of this project. This is a belief of the vast majority of those that have read it and live in our community. The primary talking point for Pulte and those that support this project is that they have compromised and listened to the community. This is a falsehood. It is not compromise but rather strategy that they have offered. They went in presented an proposal for an obscene number of homes on the property and came down to an absurd one. I am not sure how anyone actually thought that 71 homes would fit on 5 acres and to reduce to 53 is just an insult. All our community is looking for is responsible development. If the property NEEDS to be re-zoned from open space recreation then look at a true transitional development of 4-5 homes per acre, not 10.
1500 Mt. Diablo Blvd, Walnut Creek
Check out the cool looking living wall installed recently at the new development in downtown Walnut Creek, located diagonally across from Neiman Marcus. This is where the clothing store Vineyard Vines and several restaurants will be located, including San Francisco-based pizzeria Slice House, Barcelona-based Telefèric, and Rooftop.
According to the developer, the living wall will contain an “automatic drip irrigation system, moisture sensor system, and mist system so lots of technology to try to ensure that it stays alive.”
